Terms of service
The agreement between you and us when you use UrbanBNB.
What we are
UrbanBNB is a marketplace. We list properties, take payments, hold them, and pay hosts. The stay itself is an agreement between the guest and the host. We do not own, run or inspect the properties in person.
Bookings and payment
- A booking is confirmed only when the host accepts it, or immediately where instant booking is on.
- The guest pays at the time of booking. We hold the money and release it to the host 24 hours after a verified check-in.
- Our fees are shown before you pay. The guest pays a service fee; the host pays a commission.
- Prices are in Indian rupees.
Cancellations
A guest may cancel any time before check-in for a full refund. Once checked in, cancellation is replaced by raising an issue within 24 hours. Repeated cancellations by a host may cost them their account.
Disputes
Raise an issue within 24 hours of checking in and we will hold the payout while we look at it. We decide on the evidence both sides provide, and we may refund in full, in part, or not at all. This does not affect your right to go to court or to a consumer forum.
What hosts promise
- The listing is accurate, and the property is theirs to let.
- Letting it short term is lawful where they are.
- The property is safe, clean and available on the dates booked.
- Their own taxes are their responsibility.
What guests promise
- To treat the property with care and follow the house rules.
- Not to exceed the number of guests booked.
- To pay for damage they cause.
What is not allowed
Paying or being paid outside the platform, listing a property that is not yours, false claims to obtain a refund, harassment, and discrimination. Any of these can end the account.
Liability
We are responsible for handling your money correctly and for operating this service. We are not responsible for what happens during a stay, beyond the protections described here. Nothing in these terms removes rights you have under Indian consumer law.
Governing law
These terms are governed by Indian law.
